We have a dedicated maintenance team that is here to make your living experience hassle free, which includes emergency maintenance when the rental office is closed.

Emergency  Issues 



  • Fire – Call 911 first
  • Carbon monoxide alarm sounding
  • Burning smell
  • Electrical issues (sparking, outages affecting safety, etc.)
  • Gas smell
  • Water that will not shut off (active flow—not a drip)
  • Water leaking from ceiling or causing damage
  • Sewage backup
  • No heat or air conditioning (depending on outdoor temperature)
  • Refrigerator not working
  • No hot or cold water
  • Toilet issues (if only one toilet in the unit)
  • Entry door lock issues (locked out or unable to secure door)
  • Clogged tub, sink, or toilet (if only one toilet)
  • Rodents (bats, mice, bees)
  • Elevator issues
  • Building alarm activation

Non-Emergency  Issues 


  These issues can be addressed during regular business hours.


  • Dripping faucets (unless leaking into cabinet below)
  • Slow drains
  • Dishwasher not working or not cleaning properly
  • Minor pest issues (beetles, centipedes, etc.)
  • Electrical outlets not working
  • Smoke detector batteries (resident responsibility; assistance available during office hours)
