We have a dedicated maintenance team that is here to make your living experience hassle free, which includes emergency maintenance when the rental office is closed.
Please submit maintenance requests as soon as they are noticed, and do not wait until the end of the day.

Here’s a clear, practical breakdown of emergency vs. non-emergency maintenance requests.


Emergencies - These items threaten the health, safety, or security of residents or the integrity of the property.


  • Fire - call 911 first
  • Carbon monoxide alarm going off
  • Burning smell
  • Electrical issue
  • Gas smell
  • Water not turning off - if it’s just a drip, we can take care of that during business hours
  • Water running from ceiling or causing damage
  • Sewage backup
  • No heat or air conditioning, depending on outside temperature
  • Refrigerator not working
  • No hot or cold water
  • Toilet issues - if only 1 toilet
  • Entry door lock - Locked out of apartment or cannot lock entry door
  • Clogged tub/sink/toilet - if only 1 toilet
  • Rodents - bats, mice & bees
  • Elevator calls
  • Building alarm


Non-emergencies:


  • Dripping faucets, unless leaking into cabinet below
  • Slow drains
  • Dishwasher not working
  • Bugs in the unit - beetles, centipedes, etc.
  • Outlet not working
  • Dishwasher not cleaning properly
  • Smoke detectors batteries - These are resident responsibility, though we will assist with replacement during office hours
