Park Forest Apartments (Patton Township)

1. Maximum occupancy for the residential property
  • Park Forest 1 Bedroom - 6 Total (Including Occupants)
  • Park Forest 2 Bedroom - 10 Total (Including Occupants)

  • Park Forest 1 Bedroom - 2
  • Park Forest 2 Bedroom - 3
3. Regulations regarding dogs (if present)

5. Regulations regarding refuse, weeds, and removal of snow and ice from sidewalks
  • Refuse - all refuse must be placed in dumpsters located throughout the property (Map). In a situation where the dumpster is full, find an alternate dumpster or place items beside the dumpster so the container can be emptied. DO NOT PLACE ITEMS IN FRONT OF DUMPSTER.
  • Weeds - Taken care of by LANDLORD.
  • Removal of snow and ice from sidewalks - Taken care of by LANDLORD. 
6. Information on the handling of recyclable materials
  • All recyclables must be placed in the container located by 805A Building (Map - Location).
7. Specific information regarding the State College Division of the Health and Neighborhood Services and the Centre Region Code Administration
8. Signed copy of fire safety certification
  • New Occupancy - Will be included in the move-in packet.
  • Renewals - Paperwork will be delivered to the unit when fire extinguisher inspection is performed (Performed in the May-June time frame).
9. Regulations regarding tampering with fire protection equipment
  • Any person, firm, or corporation who shall violate any lawful order of the Fire Chief, Fire Director, Fire Marshal, or Special Fire Police authorized by this Ordinance shall, upon conviction thereof, be subject to a fine of not less than $100, nor more than $1,000, or imprisonment for a term not to exceed 30 days, or both, at the discretion of the court. Each day that a violation continues after due notice has been served, in accordance with the terms and provisions hereof, shall be deemed a separate offense.
 10. Notification in writing of all scheduled inspections a minimum 7 calendar days prior to the scheduled inspection date and 1 calendar day prior to reinspection
  • Scheduled inspections performed by outside agencies (Centre Region Code, Alpha Fire Company, etc.) will be announced in a timely manner to all residents impacted by the inspection.
  • NOTE: Internal inspections performed by LANDLORD do not require prior notice before the inspection. In most circumstances, LANDLORD will provide 24 hours of notice before entering unless there are maintenance issues needing immediate attention, safety issues, and/or a reason to believe a resident is in violation of their lease. 
 11. Notice of regulations regarding roof occupancy and possible penalties
  • Roof occupancy is NEVER permitted unless it is being used as a form of egress in an emergency. Residents found utilizing the roof as a recreational area will be found in violation of the Residential Lease Contract and subject to fines/imprisonment if found guilty by the Centre County Administration investigating the matter.
 12. Notice of regulations regarding interior furniture and possible penalties
  • Furniture that is manufactured and intended exclusively for interior use, including but not limited to sofas, couches, recliners, chase lounges, upright padded chairs, mattresses, box springs, or any furniture containing sufficient padding, and material, whether animal, natural, or manmade that it cannot resist the environmental elements such as weather, insects, rodents, or varmints, or which may be in the opinion of the code official a fire hazard, shall not be stored, or left on the lawn, driveway, parking area, or walkway.
 13. Notice of regulations regarding unsanitary conditions in rental properties and regulations and possible penalties
  • The Centre Region Code office and/or health officer is authorized to issue field fines for unsanitary and unclean condition violations. Dwelling units or portions of dwelling units deemed unsanitary and/or unclean, or hereafter become unsanitary or unclean because of inadequate cleaning, or housekeeping, neglect, or otherwise unsanitary practices, shall be deemed an unsanitary or unclean condition. The health officer and/or Centre Region Code official shall establish, by written regulation, all unsanitary and unclean conditions and with a fine of $75.00 per occurrence. Each day that a violation continues after due notice has been served, in accordance with the terms and provisions hereof, shall be deemed a separate offense.
 14. Notice of information regarding tenants’ rights as published by the municipality
  • NOT APPLICABLE - LANDLORD provides the form to the resident (Lease, Renewal, and/or with Fire Safety Inspection).
 15. For units where the tenant is responsible for payment of utilities (electricity, natural gas, propane, fuel oil, water, etc.), the owner shall make available to the tenant the prior 24 months of utility costs prior to signing the lease agreement. The tenant is responsible for providing utility cost information to the owner within 60 days of the receipt of the bill from the utility.
  • Park Forest 1 Bedroom - 12-month average = $20.00 to $65.00 per month (Based on Consumption) 
    • Typically higher in summer with Air Conditioning running and lower in Winter because LANDLORD pays for heat.
  • Park Forest 2 Bedroom - 12-month average = $25.00 to $75.00 per month (Based on Consumption)
    • Typically higher in summer with Air Conditioning running and lower in Winter because LANDLORD pays for heat.
